Project Outline

Lear Corporation executed a business plan to increase it’s supply chain capacity for clients in the area by building a new facility on the Pickering/Oshawa border. This new 185,000 sqft facility was to house their new ASAR (Automated Storage and Racking) system along with a larger, specialized assembly conveyor systems. This increased footprint also boosted storage capacity of raw material and parts as well housed the new 25,000 sqft Canadian Head Office. 

ARK was contracted as Design Build Construction Manager and collaborate with Lear Team to develop and design the office areas, and the manufacturing systems required to support their clients. The design process proved seamless however issues with the utilities revealed there was insufficient power or gas supply to the business park.

Lear required over 8,000 watts of power and the local Hydro had capped the building at 2000 watts.

Similar to the Hydro issue the gas service required for the back up generators and the basic supply of the building was greater than what Enbridge had available on the street.

The ARK Team along with its engineers developed a plan and design and applied for the upgrading of the services to the whole entire business park. This not only provided power for the client but also the future developments in the park.

The ARK Design Team developed a plan and working with utility provider, quarterbacked the upgrading of the gas service for LEAR and by extension the entire business park.
